[ARCHIVED] Village Board to Consider Adoption of Commercial Zoning Update

The primary goals of the project were to develop a code that led to more predictable redevelopment and business occupancies in line with community expectations, as well as more clear and transparent review processes.  The code update was recommended for approval by the Village Plan Commission at their January 24th meeting and will next be considered by the Village Board via public hearing on Monday, February 6th at 7:30 pm.  Complete details of the project and proposed update are available within the corresponding Village Board packet.

The key new components of the update are the proposed zoning map, building types (pgs. 36-59) and consolidated use table (p. 105). By referencing those elements, one should be able to understand how the code functions. In general, the code update also accomplishes the following:

  • Organizes zoning and other miscellaneous regulations into easy to find and clearly defined articles and sections;
  • Defines clear purpose and intent statements for regulations;
  • Codifies form-based standards based on building types as a “kit of parts;”
  • Updates existing design guidelines and establishes landscape standards into defined regulations that require rather than simply encourage desired outcomes;
  • Consolidates and clarifies use regulations into one article for efficient administration;
  • Updates and codifies development review procedures for public transparency; and,
  • Eliminates new Planned Development Districts to ensure greater predictability in redevelopment.
