Since approval of the 2006 Central District Master Plan, Shorewood has experienced - and still is - revitalization of it's commercial districts. Based on its success, the Plan was updated in 2014. The following are development projects that have been completed or are under construction as a result of the Plan's implementation:
This project was completed in 2011 by the Mandel Group. It is a six story mixed-use with 84 apartments, a relocated Walgreens and a separate shared parking structure kitty-corner along Bartlett Avenue. The parking deck includes underground parking for residents and the other levels serve the local businesses, neighboring residents and the public. Twenty percent of the apartments are affordable housing units.
The land was two large surface parking lots serving the local businesses and residents. A Planned Development District was created.
This project was completed in 2010 by WiRED Development. It is a three- and four-story building with 24 apartments and five first floor businesses. Parking is underground for the residents with rear parking for businesses.
The land was a vacated gas station and surface parking lot in Whitefish Bay. The project involved detaching land from Whitefish Bay. A Planned Development District was created.
This project was completed in 2009 by WiRED Development. It is a four story building with 20 apartments and four first-floor businesses. Underground parking is provided for residents and rear parking for the businesses.
Situated along the Milwaukee River, Oak Leaf Trail, and Capitol Drive, the Milwaukee River Site was a 6.9-acre, high-priority redevelopment opportunity. In 2013, the Village was approached by Harbor Retirement Associates (HRA) to develop a senior assisted and memory care facility within Shorewood's River District at 1111 E. Capitol Drive, the former Riverbrook restaurant location.
HRA developed the site as a continuous facility, having the front section along Capitol Drive as a 4-story assisted living with 60 units and a 1-story memory care with 36 units in the back section. 55 parking stalls are provided underground for staff.
